Here we had water lines in the ceiling burst during a hard freeze. As you can see from the pictures, the weight of the water collapsed the ceiling from above and inundated the space with water. The compromised pipe was also just above an exterior wall, so the entire wall was wet from top to bottom. Of course when this happens, the insulation must be removed or you can’t dry the framing or any other materials inside the wall. In total, approximately 600 sqf of floor space was damaged, as well as a few hundred square feet of drywall. When this much water enters a space from ceiling height, the damage can be catastrophic.

The first photo illustrates what the residence looked like upon our arrival, and this photo depicts what it looks like now. Better, right? The homeowner saw an opportunity to refresh the look of the space, and our team put it back together beautifully. We worked with the insurance company to not only get the space back to it’s pre loss condition and make our customer whole, but to also revive the space with a whole new look. Needless to say, the homeowner was very pleased. The entire process from drying to complete reconstruction only took about 6 weeks.

This was a flip project one of our investor clients bought and sold at a profit. Part of the scope oh his project was a new roof. The roof really enhanced the value of the property, and the favorable price we offered him for the job allowed him to walk away from the project happy with a job well done. Our guys arrived onsite at approximately 7:30 am on a Saturday morning and completed the job by 3:00 pm that same day. From material ordering to demo of the existing roof to the installation of the new underlayment and shingles, we were deliberate and efficient.

About our company

We started DrySpace LLC in 2021 after working many years for national restoration brands with local, franchised DFW offices the previous 4 years. In those years, we saw the good and bad of the mitigation and restoration industry. We learned how to properly mitigate and restore from not only what those companies did well, but we learned what not to do from the things they did poorly that impacted their customers.

Then in February of 2021, the big Texas freeze hit DFW. Thousands of properties were inundated by water from compromised plumbing resulting from the sub freezing temperatures that assaulted the area. We were brought in to consult on some of those mitigation projects and saw first hand many of the destructive, sub standard drying processes being utilized.

We knew we could be better. We knew we could provide home and business owners with a better experience and a better outcome. And that’s exactly what we did and what we are still doing today - serving our customers with empathy and best practices designed to minimize the trauma and give you piece of mind.

what is mitigation?

Simply put, mitigation is the process of preventing further damage to property. When water gets loose inside your home or business, it must be dealt with promptly. When a building material or personal item gets wet, it will dry on its own eventually. The problem is that drying means evaporation, which means humidity. High humidity levels can permanently damage materials and structures if not controlled. If you look at pictures of flooded homes in the aftermath of Hurricane Katrina, you’ll see lots of mold on ceilings and high on walls. Much of mold you see is on materials that never actually got wet. But the floors and lower walls that did get wet could not be dried quickly. The wet building materials tried to dry on their own, but the high humidity from the natural drying of those buildings is what allowed mold to thrive on the otherwise dry walls and ceilings. So yes, water directly causes damage. It also can cause secondary damage from evaporation is not dealt with properly and promptly.


What’s the most unusual water damage experience you’ve had?

Some things you just never enter your mind as being possible, and those same things you often never forget - this experience proved to be both. During a lightning storm in 2019, lightning struck a home in North Dallas. Fortunately the electrical current from the lightning did not destroy the home or injure anyone, but it did got into the house. The current was so powerful it blew a water heater fitting, and hundreds of gallons of water inundated the residence. But that’s not the whole story.

The residence was built in the 1970’s, and had a sunken living room, which was popular at the time. Due to the amount of water that flowed from the supply line, the large, sunken living room turned into a large wading pool.

But the story doesn’t end there! As we were checking for moisture in other areas of the home, we noticed a wall on the other side of the home was hot to the touch. Yep, you guessed it, the lightning had ignited a hotspot inside the wall. We called the the fire department, and they quickly opened the wall and extinguished the fire.

So after we extracted all the water from the new wading pool in the living room, we now also had to dry the wall the fire department poured water into. Needless to say, it was a very long night, and a very odd, one-of-a-kind experience. But we learned that night to expect the unexpected.

Lots to consider, for sure. But we can help you solve those issues and get the right materials installed correctly.

do you offer financing for roofing?

Yes! We certainly do! Through our partnership with GAF, we offer financing for the deductible on your roof if your roof replacement is part of an insurance claim. If you qualify, you could pay the cash portion of the cost of your roof, which is typically your deductible, over time. Ask us for more details about this option.
